Volumetric modular and panelized LGS both come from the same factory and the same non-combustible steel structure. The right choice depends on your site. We determine that at feasibility.

Volumetric Modular
Best for: flat, accessible lots
- Home built as complete modules in the factory
- Available through Cal Steel Modular, a TESH Group company
- Same non-combustible LGS structure
- Crane-set on your lot, often in a single day
- Quickest on-site assembly once your permit is issued
Offered through Cal Steel Modular, a TESH Group company; LyteMods' own factory approval is in process. Complete modules take longer to produce, so we only recommend volumetric where the lot and access genuinely fit.

Panelized LGS
Best for: Palisades hillsides and tight-access lots
- Steel panels delivered flat, no large crane required
- Suited to steep grades and narrow access roads
- Same non-combustible LGS structure

Ministerial approval on destroyed parcels
Streamlined, ministerial (no discretionary hearing) approval for housing reconstruction on disaster-destroyed parcels. Removes a major source of delay and uncertainty in the rebuild process.
You don't have to sell your lot
AB 851 bans unsolicited purchase offers in fire ZIP codes. If someone has approached you about buying your burned lot, you are not required to respond. You have the right to rebuild, and we can help you do it.
Fee waivers & One Stop Rebuilding Shop
LA County has issued permit fee waivers for fire-zone rebuilds and operates One Stop Rebuilding Shop offices to coordinate across city, county, and utility agencies. We work directly with these offices on your behalf.
